Introduction

A healthcare facility in London was looking to digitise its temperature monitoring routines, to reduce the demand on their in house maintenance team. Experiencing low hot water return temperatures and long waits for hot water, they wanted a system that would not only monitor the conditions, but resolve any issues experienced.

The building was made up of 4 townhouses that had been converted into a single facility. This had left a maze of pipe work, which was often untraceable as it was embedded in the walls. Therefore a solution that could help identify where water services were located and how it was distributed through the building was imperative.

The Solution

4i Water, a UK based provider of water hygiene and treatment solutions, introduced the client to GF’s Hycleen Automation System. GF and 4i Water Services engineers assessed the site’s pipe work system, and identified suitable locations for the valves to be located. It was identified that 15 valves would be installed across the premises, with further sensors installed to record temperatures on the Calorifier return, incoming mains water supply and cold water storage tanks on the roof of the building. The system was installed by 4i Water Services, with the system using the GF Hycleen Connect Service.

The Results

Commissioning of the system was achieved within 30 minutes of the system being switched on, with hot water being delivered to parts of the facility that had previously struggled. The system also identified areas where little flow was being detected, which after further investigation lead to the engineering team at 4i Water Services to identify previously unknown lengths of redundant pipe work.

With the system being digital, with cloud access available, further works could be undertaken to understand how water was distributed through the building, with no disruption to the client.

We have seen several advantages in using a remote temperature monitoring system that intelligently auto balances the system.

  1. Early detection of issues: Detecting issues in the water system before they become major By constantly monitoring the temperature, the system has alerted maintenance staff to potential issues like leaks, corrosion, or boilers failing before they cause significant damage or system failure. It has also helped us to locate areas of persistent failure and implement mechanical remediate. These issues were not known before the system was installed.
  2. Increased energy efficiency: With the remote temperature monitoring system, we can more precisely control the temperature of the hot water This has helped to reduce energy consumption and save money on utility bills. With the system auto balancing, we also see a greatly improved temperature profile of the building.
  3. Improved safety: A hot water system that is not properly maintained can pose a safety risk, especially if the water temperature drops to levels better suited to bacteria The remote temperature monitoring system has helped ensure that the system is operating safely and that the temperature is within acceptable limits; with the auto- balancing valves removing otherwise manually labour-intensive tasks.

Remote access and automated reports: The Hycleen Connect platform allows maintenance staff to monitor the system from anywhere, at any time. This is especially useful as it is and large and complex system with antiquated infrastructure. Automated reports make it far easier to report on conformance to auditors and the Water Safety Group
