Hot & Cold Water Tank Cleaning

Protect your water system with clean water storage

A water system is only as safe as its most at-risk factor, and both hot and cold water tanks are at-risk areas within a water system if not properly installed and maintained. Wherever water sits for a length of time, the risk of disease and infection must be considered and countered.

Likewise, anywhere that heats water and then allows it to cool must be assessed for and protected against risks like Legionella’s disease and other bacteria.

Commercial buildings require commercial-scale water tanks, which may leave water sitting undisturbed over a weekend, then serve high numbers of people throughout the week. It is essential to protect your teams, your clients and your reputation as a business through careful and regular tank cleaning and disinfection.

FAQs

A cold water storage tank may require cleaning under the following circumstances:

- It has not been inspected or cleaned for an extended period
- There is visible sediment, scale, or debris within the tank
- The water appears discoloured or exhibits an unusual taste or odour
- The tank lid is damaged, missing, or inadequately fitted
- Screens, insulation, or warning labels are absent or in poor condition

Even where no visible issues are apparent, relevant guidance recommends that tanks are subject to regular inspection (typically at least annually) and cleaned as required to minimise the risk of contamination and microbial growth, including Legionella.
The cost of cleaning a cold water storage tank will vary depending on several factors, including:

- The size and construction material of the tank
- Accessibility for inspection and cleaning
- The need for system isolation or temporary water supply arrangements
- The overall condition of the tank

For many commercial installations, costs typically commence from several hundred pounds. Implementing a programme of regular inspections and planned cleaning is generally more cost-effective than addressing deteriorating water quality or responding to unplanned issues at a later stage.
In addition to cleaning, it is essential to ensure that:

- The tank is adequately covered and securely sealed
- Insect screens are fitted to overflows and vents
- Internal surfaces remain in sound condition
- Insulation is intact to assist in maintaining low water temperatures
- Stored water temperatures are maintained below 20 °C
- The tank is clearly labelled and readily accessible for inspection

Routine inspections help ensure the continued supply of safe, wholesome water and support compliance with recognised best practice and relevant guidance.
